The Grand Canal Shoppes
Las Vegas, Nevada

The famous Sands Hotel was closed in 1997 to make way for the development of the Venetian resort, consisting of a 1.6 million square foot convention and exposition center, a 6,000 unit all suites hotel, 850,000 square feet of upscale shopping and 250,000 square feet of casino area. Prior to ground breaking, Blatteis & Schnur was engaged to advise on the design, lay out, merchandising mix and economic analysis of the project. Subsequently, Blatteis & Schnur became the exclusive leasing agent and retail consultant for The Grand Canal Shops, a collection of fine merchants, restaurants and entertainment.

Phase I, containing approximately 450,000 square feet of upscale retail, dining and entertainment, opened in August 1999. The project is 98% leased and is performing at nearly $1,000 per square foot. In 2004, Blatteis & Schnur assisted in the sale of the Grand Canal Shoppes to General Growth Properties for an unprecedented sum. The project was successfully completed on May 14, 1999

The Village At Queensridge
Las Vegas, Nevada

The Village at Queensridge is located in Las Vegas, Nevada, just minutes north of the Vegas strip. The 1.4 million square foot lot plans to develop more than 28 acres, including 725 luxury residences onsite and adjacent, 450,000 square feet of the finest dining and shopping retail space, and 250,000 square feet of prime office space. It is situated at the demographic epicenter of an affluent and sophisticated market, which connects shoppers and diners along the heavily used streets Alta, Rampart, and the Summerlin Parkway. The Village at Queensridge will serve a vibrant market with huge potential of retail and residential activity. It has a five-year growth projection of 17.2% with Household incomes approaching $100,000.

Southern Highlands
Las Vegas, Nevada

The Gallery in Southern Highlands, located in Las Vegas, Nevada, sits on 100 acres including a 200,000 square foot casino, resort hotel, and spa. There will be 14.33 acres of retail, residential, and office space. Located in the emerging south strip, it is easily accessible by heavily trafficked I-15. The site is surrounded by numerous master-planned residential communities with 17,000 new rooftops currently in development. The Gallery will help fill a $1 billion RMP opportunity gap in the immediate trade area, as well as cater to households with incomes of $81,000+. This prime piece of real estate will appeal to a mix of the local community and tourists.

Pacific City
Huntington Beach, California

Pacific City is a 31-acre community located along a quarter mile of oceanfront in The City of Huntington Beach. The goal of the project is to design and convert an under-used former oil field into a new, mixed use urban village for the project residences, The City of Huntington Beach and surrounding communities.

Upon completion, the development will contain 516 residences, 240,000 square feet of upscale retail, restaurants, entertainment, office and a 400 key hotel. Blatteis & Schnur has been engaged during the pre-construction phase to consult for the planning, layout, merchandise mix and economic pro forma of the retail development, as well as exclusive leasing agent to the retail development.

AT&T Center
Los Angeles, California

A distinctive Los Angeles landmark since 1965, the 32-story AT&T Center is emerging from a $35-million renovation and redesign program as one the city’s true iconic mixed-used properties. Located in downtown’s new burgeoning entertainment district, it will provide the neighborhood with an abundant array of new amenities including a fitness center, cafes, and retail stores. It stands just blocks away from LA Live! and Staples Center in Downtown Los Angeles’ growing South Park District, while being home to AT&T, Transamerica, the University of Southern California, the State Bar of California, and more.
